Selling Properties

  1. Purchase Agreement

    Respond to the Purchase Agreement offer that is mailed via mail, email, or fax.

  2. We Contact Buyers

    Upon receipt of the response, we will contact the prospective buyers to learn more about the property.

  3. Due Diligence Process

    We will initiate the due diligence process, checking back taxes, the deeds, and liens against the property.

  4. Funds Transfer

    Upon completion of the due diligence process, we will contact the seller to determine how the funds will be transferred to the seller, and the notarized deed will be returned to us. This can either be through a mobile notary, directly through the mail or through a title company for complex situations (the title company cost is approximately $650).  

  5. Finalize The Deal

    After the seller has received the funds, and we have received the notarized deed, we will file the notarized deed with the county, thereby finalizing the deal.

  2. Down Payment 

    After the buyer decides the property they would like to purchase, they can secure that property with a down payment and document fee. For buyers buying on terms, we will send the land contract usually within the same day. For cash buyers, we will work with the buyers to determine the best way to transfer funds and send the signed, notarized deed.

  3. Sign The Contract

    The buyer can either return the signed contract via mail or using the sign.now online site.  

  4. Finalize The Deal  

    We will work out the transfer of funds and the signed, notarized deed and documents. We will also record the new deed with the county, finalizing the deal!  

  5. Enjoy
